The Juninga Centre provides aged care services for First Nations Australians, aligning with NACP Projects’ mission to improve the lives of Indigenous communities. This project marked our first venture into the Aged Care sector, reinforcing our commitment to delivering culturally respectful and high-quality facilities.NACP Projects was initially engaged under an Early Contractor Involvement (ECI) contract to design the refurbishment of the existing Juninga Centre. After completing the design phase and incorporating value management strategies, we were awarded the Design and Construct contract to deliver internal and external upgrades to the operational facility. Works were staged to allow ARRCS to keep parts of the centre functional, with solid hoardings installed for safety and essential services isolated during construction.
ECI Design Phase: Over six months, we worked with consultants to review the design brief, confirm scope, and meet budget constraints, leading to the successful award of the Design and Construct contract.
Stage 1: This stage involved a 165m² internal refurbishment of bedrooms, ensuites, and service areas, including demolition, new services, and upgraded finishes. It ran for four months and overlapped with Stage 5.
Stage 2: A three-month refurbishment of 223m², including bedrooms, ensuites, corridors, and common areas, following the same scope as Stage 1.
Stage 3: Over three months, 250m² was refurbished, including bedrooms, bathrooms, dining, reception, and treatment rooms. The kitchen remained operational with dust separation measures.
Stage 4: This 2.5-month stage included 250m² of internal upgrades and outdoor works to fix drainage issues. Variations included rebuilding the cool room and replacing the kitchen servery roller door without disrupting food service.
Stage 5: Works included a 130m² refurbishment of the administration building, a new 230m² cantilevered walkway, roller doors, and an 80m² ambulance bay. Landscaping and structural works were completed alongside Stage 4.
